Located at a prominent site near Miramar Beach, Goa, the project is a commercial development comprising retail spaces at the ground floor, offices above and a penthouse with a swimming pool at the top.
The triangular shape of the site became the starting point for the planning and architectural form. The upper floors are oriented to take advantage of the sea views, while the staggered floor plates create natural shades for the levels below, helping reduce the impact of Goa’s strong sunlight and heat.
As a commercial project in a prime location, the building was designed to have a strong and recognizable presence. Its stepped form, clear identity and active ground floor are intended to attract attention and encourage footfall towards the retail spaces, while the upper levels offer a more private setting for offices.
The planning balances commercial visibility, efficient circulation and the site’s natural advantages, creating a building that responds to both its location and its purpose.
